Located on the western edge of Milton Keynes, south-west of Watling Street and to the east of Stony Stratford, with views out to the south over the Buckingham countryside, lies the Western Expansion Area (WEA), totalling almost 350 hectares.
Situated within the WEA is the major site of Fairfields comprising 123 hectares. 2,200 dwellings are planned, together with nine hectares of employment land, a local centre and open spaces.
The lead developer for the WEA is Gallagher Estates who are the principal landowners and infrastructure providers. On Fairfields, they are working with housebuilders Barratt Homes and David Wilson Homes, who will also help to provide some of the smaller infrastructure projects.
Fairfields occupies land that was previously part of Calverton, a rural parish outside Milton Keynes. There is a new Fairfields Parish Council formed in May 2019 representing the interests of the Fairfields’ community and seeking to improve the quality of life of the local people and the local environment.
A reservoir has already been constructed as part of the sustainable urban drainage system and a primary school, allotments and play areas are well established. The Fairfields’ Sports Hub, operated by Milton Keynes Dons Sports and Educational Trust on behalf of Milton Keynes Council, should be fully operational in late 2021 and will play a pivotal role in the community with a 3G artificial grass pitch and a clubhouse. The Parish Council are finalising plans for the provision of Fairfields’ own multi-use community building and a community park is at the planning stage.
Fairfields is well on course to be one of the most desirable areas of Milton Keynes.
